TM44 inspections, lodged on the national register in ten working days.
Every non-domestic building with combined installed AC above 12 kW needs a TM44 report every five years. AccuTemp is TM44-accredited and lodges reports UK-wide.
TM44 is the statutory air conditioning energy inspection required for any UK non-domestic building with combined cooling capacity over 12 kW. Reports must be lodged every 5 years. AccuTemp's fixed-price TM44 starts at £450 + VAT and lands on the national register within ten working days.
The 12 kW trigger, and the £300 penalty.
Any non-domestic building > 12 kW
The trigger is combined nominal cooling capacity, not floor area. Once installed AC across the building totals 12 kW or more, TM44 applies — whether the units are split, VRV/VRF, chiller-based or a mix.
Every 5 years, without exception
Inspections must be lodged on the national register at least every five years. Missing the deadline is a criminal offence carrying a fixed £300 penalty per building, per report — and the clock does not reset.
Owner or operator obligation
The duty sits with whoever controls the AC — usually the freeholder or FM on multi-let sites, but the operator on single-let. Landlords increasingly assign it to tenants at lease grant.
